As per order of supreme court in Nahalchand Laloochand p ltd. above case. Builder or promoter has no right to sale anything of flat. other than un sold flat.

I understood this.

Is this right or not?

It held that no Car parking/stilt area shall not be sold.

As the law has been laid down by Hon'ble Supreme Court so there is no question of having it right or wrong.

We all have to follow verdict of SC irrespective of your personal views.
