thank you sir,this is AGPA(AGREEMENT OF SALE CUM GPA)whether my mother can soleiy cancel it .

you have to file suit in the civil court for cancellation for the same stating that terms and conditions of agreement not obeyed by other party.

If it is registered , then it can be cancelled by filing suit for cancelllation of subject deed in Civil Court. And if it is un-registered , then give paper publication and cancelled it same way. For cancellation both the parties to be remain present.

It is repeated version here,very detailed answer has been given. You are advised not to post a new thread for older one.

you need to file a suit for which a personal service would be required,advises here will not fetch you any relief unless you file the suit advised by me.
