Dear Sir,
My friend needs expert legal advice. She has found herself in a tricky situation.
Her father owned a piece of non-agricultural plot in Madhya Pradesh since more than 20 years. The area is backward and tribal and the villagers are very bad, rude, violent and rowdy. He was unable to sell this plot in his lifetime. He used to fear the rural rustic people around. Hence he had stressed to his only daughter (my friend) that in case he dies before sale of the plot, she should not mention about his death to anyone there and use the power of attorney he has given to her in her name to sell off the plot.
Her father died around 8 years back. My friend tried hard to sell the land. Only last year she managed to get a buyer for it. The financial transactions were over but registration has been delayed because the old power of attorney is no longer valid and has to be registered which of course with her father’s death she cannot do the registration of the power of attorney now. She cannot even say that her father died 8 years back now because the land is still in her father’s name. She could not transfer the same to her name for fear of the villagers around who would definitely encroach on the land knowing that her father was dead.
My friend wants to be safe and right legally. What step should she take now? Would she be affected in anyway for not changing the land to her name for so long? What would be the best option out of this tight corner? Please help.

Take the death certificate of her father along with hair certificate containing her name apply to revenue authorities and get enter hernname on ROR.Afterward sign the POA in name of purchaser sub registrar at her place
