Transfer of Property

Dear Sir,
My father had bought two pieces of land measuring 3cents each in Andhra pradesh.Now we have settled in Mangalore,Karnataka. Iam only son and have four married sisters.I fear that my father & mother will distribute the sale proceeds of that land to all my sisters leaving minimal or no share to me. How can I take easy ownership rights and get transfer of name from my father to my name.My father may not have any problem signing on any documents.If that is done, whether those deed should I prepare in mangalore or A.P.Please also suggest me the cost to all these procedure.Thank you.

Dear author you stated that, that subject property purchased by your father.. If its from joint family's income mean you have rights to claim partition. Otherwise if that property purchased from his own income mean its can't be treated as ancestral property. Its mean as a son you don't have any rights. As a owner of the property your father can do whatever.

On one another view, still your father alive. If he arranged any will mean after his life time the property will go as per that WiLL. Otherwise if no will in his life time mean as legal heir, you will get rights on the properties.

you mention that your father bought land so in my sence this land was bought from your father personal income and as per law a person has right to do whatever of his own property so if your father want to give his share to your sister you cant do any thing but in my sence if you have good relation with ur father you tell him to make will of his property and registered that will

there is no situation of confiscation of my father's property..my sisters are all well settled and established and highly greedy for money.My father has not prepared any will so far.Also he will be happy to see the transfer in my name.But my sisters have been negatively influencing my mother to get the gains.Imagine four sisters all very rich still greedy for money and what percentage i will get if it evenly distributed.
Please give me a suggestion where a easy transfer of property on my name can be done.I donot have any greediness as ultimately my parents are going to stay with me forever....I also thank all experts for their valueable suggestions
