In case of buying a floor in a builder collaborated propoerty in which the builder is having a registered power of attorney with consideration from the original owners,what documents we need to check and can the builder on the basis of POA sell a floor and get the sale deed done. What are risks >

you show all related documents to your nearer lawyer friend and get legal opinion and move further for buy the property

In addition to advise of Shri shanker, i suggest you to take extra precaution.
1.Check party alive
2.POA is not revoke
3.Read poa terms and conditions carefully

you are requested to take 30 years search to see whether title of original owner is clear . engage a lawyer to give certificate that title is clear and marketable and free from all encumberances .
