Registered arbitration award

(Querist) 13 August 2013 This query is : Resolved 
5 persons entered in a agreement with a developer for construction of shopping complex and after constrution, all the person and developer has agreed to divide the constructed property amongest themselves through arbitration award and award is registerd duly in office of sub registrar.

By way of this arbitration award everyone got his share in property. Now the question is that can this award copy be taken as a title of property for creating mortgage.

The award needs to be registered on payment of stamp duty.
