How to avoid getting duped by 'fake' title deeds?

Is there any 100% sure method of ascertaining the title of a particular property. I have come across instances where people have been duped by coloured xerox of original title-deeds?
I will be thankful to Experts and other members for their valuable time and suggestions.

take 30 year title search of property . contact a local lawyer . obtain certificate of title .

Search the title from the office of registar and get a certificate of title. Better to engage a local lawyer
