Land transferred through sale deed in which the khatian number was incorrect

Dear Sir,
I bought a piece of land during 1976 through a sale deed in which the khatian number was not correct.Now the seller is dead.The leagl heirs of the seller now sold the land to anothert person.can I lawfully get the land or get the khatian number rectified by suing the lregal heirs of the then seller?

You seem to be KUMBHKARAN sleeping for such a long period 2012-1976=36 years where rights to action with regard to immovable are lost simply on passing of 12 years.
