Wrong Flat Number

Hello:
I have recently purchased a flat and the flat number alloted by my promoter was no. 8. The Deed of Conveyance mentions the flat no. along with all other details like sq. ft. area, south-west facing, etc.. and the only thing wrong is the flat no. Another person in the same building also has the same flat no. though the rest of his parameters are all different. I spoke to the promoter and he says that this is a trivial change and he can get the original deed modified for this as its just a typo. Is it such a simple process or is there something more to it? Do I have to get a rectification deed done? If so, will I have to bear the entire stamp duty once more?

It is not trivial thing. It is very much necessary to have the correct flat Number. You have to get the rectification deed effected without wastage of time. I do not think it will involve stamp duty on theentire value of the property. It will only be nominal stamp duty. Check up at local level and get the job done without neglecting or postponing the same.

Thanks a lot Sir for the prompt response. Sir, I will get the same done immediately. Also wanted to know one more thing. Since the flat has been purchased through a home loan, I do not have the deed in my possession as it is with the bank. I just have a certified copy of the same. In such a situation, do I need the original deed from the bank for getting the rectification deed done?

Mr. Ramchandran has advised correctly. Its better to get back the original sale deed from bank and after rectification you will have to submit both the documents i.e. sale deed and rectification deed in bank. Stamp duty will be nominal.
