Building plan approval regarding

Hello Sir / Madam,
Recently i have decided to purchase 2.75 cent and its a panchayat approved site. The same panchayat has approved the building plan to the current owner to construct the house in the said land.
When i purchase this land will i need to transfer the ownership of the building plan approval OR can i start with the construction.
Kindly advise.

yes i is must to change it , because in your sale deed it is mentioned as vacant land and not mentioned the constriction area, so submit the same plan along with the sale deed copy to the concern panchayt to change the name accordingly, for that need to pay some minimum amount hope so

I have differ view as Shri Shankar.
In urban areas at UP, there is no need to further sanction.
please check with panchayat.

Building plans are granted to the owner in person. They are not transferrable.Further they are valid for a fixed period of time. If the building is not started at all within that time the approval for the plan should be got renewed by paying renwal fee. Therefore if the property is sold before the construciton ofthe building the paln needs to be resubmitted in the name of the purchaser with or withpout changes and a fresh approval should be obtained.

The building plan is meant for a plot. If building plan has already been sanctioned, you can go ahead with construction on that plan. If you don't like that plan and want to revise as per your own liking, you can send a revised building plan.
