When property was is minor's name he is the absolute owner of the property. If you want to get it transferred in your name, the person in whose name property is now major, he has to execute the rights relinquish deed in your favour

patta means mortgage done on behalf of minor during the year 1948 for a period of 20 years only but next 52 years have elapsed so there are no chances at all to get the same redeemed at such belated stage.

respected makkad sir , thankyou very much for giving reply but as per legal definition
patta is not morgage but it is lease & please tell us if any remedy is possible
