sale agreement entered. buyer did not turn up for getting registry. period of 3 yrs. elapsed. now buyer asks to get registry at agreed rate to 3rd person as he says on the basis of my agreement he made further agreement to sell . pl advise a person can make further agreement and press the seller to execute sale deed. if so provisions of limitation act will apply or not

what were terms of agreement . was time essence of contract . ? did he make full payment ?

in any case since 3 years have passed buyer cannot now sue for specific performance

Did you ever had any communication with the buyer w.r.t. the same property in 3 years.
