tenancy rights are the rigts of the tenant. a tenent is the person who occupies the premises on rent or on lease.
this is basis for the possession of any premises

It is better for you to purchase a book on Tenancy Rights and study it thoroughly as it is very difficult to discuss various tenancies here and we dont know which tenancy is being referred by you fitted in your matter.

Otherwise I have already replied about your property of ground floor rented out by your grand-father to a tenant @ Rs. 20/- per month.
