Re : owner's name entry on 7/12

Mr. X has one house in one village of Maharashtra from last nearly 60 years. 7/12 of that property shows two different name entries, one in bhogvatdar & other on Kul part.
Mr. X have with him all correspondence records of his house viz Copies of tax paid receipt, Ghar patrak (his house entry on same), Light bill, Certificate of Gram Panchyat. The queries are:-

1.Who is the right authority to make application for entering Mr.X names on 7/12 other right qualm?
2.What are the procedure require to follow for entering Mr.X name on 7/12?
3.Is there any problem to enter Mr. X name on other right qualm of 7/12 ?
4.Can Talathi make entry of Mr. X name house on 7/12s other right qualm (with Mr. X name)? While his (Talathi's )yearly checking / visit on that place (For Pik-Pani entry), if application made by Mr. X. to Talathi?

Mere application to talati with all these relevant docuemnts as mentioned by you can work out. and why in other rights cloumn you can try to have the name entered in as Kabjadar and as per Kul direclty as owner for the series of years. make your diary uttara clealry using the documents and your possession since what time. and get it done immediately

If the land is used for house since 60 yrs and house no. also allotted by Grampanchyat, then go for search of City Survey Office, whether there is a entry of City Survey no. given or not in respect of your house. You need not to worry about 7/12 , if the area acquired for house by you is measured , your name should be in ownership column with area acquired by you.
