ownership based on family settlement

is the ownership and title is absolute under the unregistered family settlement. if there is old family settlement, is necessary to get it registered latter on to derive absolute and legal right under the family setllement.

Rather it is better to execute a deed of mutual partition on the light of the family settlement and get the same registered.

then why not individual sale deed from the father to sons. can father execute sale deed in favour of his son of the property which is in the name of grandfather. do you mean that on the basis of family arrangement it is better to execute partition deed and get it registered. does partition deed creates ownership and title.
what instrument do you suggest from the father in favour of three sons. there is no dispute or difference.

Registered partition Deed should be O K;
Sale Deeds would involve Stamp duty as per sale value;
