How to cancelled registered banakhat

Dear Sir,
I had made Registered banakhat for Land sales with clause of 4 month time limit, and mention that if payment not receive with time limit then it will be cancelled
now it is necessary to serve notice to purchaser ?
can i Sales same land to another purchaser ?
Please guide me

It depends on words- "It will be cancelled"means cancellation process will start after 4 months.

If there is " It shall be deemed cancelled" it means it becomes void in case of non payment.

After lapse of 4 months time, you can sale it to another purchaser. However for evidence purpose you issue a notice to the person to whom you made agreemen (if possible through an advocate).
