I willing to buy a land. Patta available in the seller name but document is missing but it is registered in sellers father name. Can we do registration with patta alone

Please get all the documents checked by your lawyer specially on the issue how the property has come in the name of son from father, and whether the procedure was correct, fare and nothing was hidden?
