I heard that we can get EC (Encumbrance Certificate) for the maximum of 30 years?

Let me the law which have said that it is for 30 years only .

There is no law, it is only administrative convienience, and those kind of orders are given in department circulars.

You can conduct a search for the same and procure documents provided you are sure that it is existing and not destroyed by time or natural calamities.
