Documents required for purchase of land with constructed room

Dear Sir,

Please provide me list of documents required for purchase of land with constructed room from owner of that property before going into any contract. So that in future I will not to face any litigation on that property and I hold a bonafied purchaser title i.e. property should be free from all encumbrances.

Date of birth on passport

In 2006 passport my DOB is 10 Aug.1948 through Affidavit. But now I got my School Leaving Certificate shows 20 Aug.1947.
Now i have to renew my passport with this School Leaving Certificate. Will they accept it or not?

Claim on rented property in cess building


Dear Experts,


I am staying with my mother and my wife and kids in a Govt owned Cess bulding. We are paying rent to Govt of Maharashtra monthly for the last more than 70 years. We are getting monthly rent receipt for this. Earlier my the tenancy of the said room was in my father's name and after my father's death it transferred to my mother's name. I have two eldest brothers and one elder sister. I am the youngest one among the siblings. My father got my siblings married when he was alive. He helped my eldest brother to buy his own house and made him settled 1993. since then he is leaving separately. My father's expired 20 years back.After his death my elder brother who was staying with us with his wife got separated and started staying in his own room. My mother helped him buy his own house. I was not married at that time and started staying alone with my mother in the said rented room. I got married in 2002 and my wife added to our family. My brothers started demanding more money from my mother as a share of the said rented property which may into redevelopment and it will be then ownership house. I have looking after mother alone from the day my father's death alone and not she is totally bedridden from the last 7 years. I have spent substantial amount on her medical treatment without any one's financial aid including my siblings. My mother transferred the tenancy of the said room into my name 5 years back and now am the legal tenant and paying rent regularly. My mother also made registered will in the 2000 when I was unmarried and staying with her in the said room.

Regarding this, I want to guide by all expert on the points as mentioned below :

1. Can my siblings claim their share of property right in the said room in case the said room goes into redevelopment and ask for money.

2. I have ration card of the said room in my name without my siblings name in it.

3. The said room's tenancy is in my name.

Working hours

As per factories act 1948 maximum daily working hour is 8 and maximum weekly working hours is 48. my question is this working include lunch and tea breaks?
At present we are working 8.5 hours in one of shift other two shift are 8 hours and 7.5 hour including 30 min lunch break. is this against labour law?

I plant to construct a residencial buildind near the lake cheranallor village in ernakulam dist, But local authorities forwaded the application to kerala costal zone management authority,trivandrum.My requirement is wheather this rule applicable to the property where can i get the rules & regulation applicable to the same property pls advise sabu

Regarding agreement of sale

Sir, I have purchased a Flat(Apartment) in Hyderabad and entered into a agreement of sale with the Developer on 19th June 2013.As per the agreement the developer agreed to hand over the possession of the property within 21 months with grace period of three months from the date hereof, however subject to availability of steel and other materials and subject to any other calamity or act of enemy, war or any other cause beyond the control of the developers or due to any difficulty or impossibilities arising from any Government ordinance, legislation act of Notification etc. As on date the Developer has not handed over the Flat in full shape. The Electricity meters have yet to fitted and the Occupancy Certificate from the Municipal authorities is due. The Developer is insisting to pay the maintenance charges and the Electricity charges for the last 6 months as the wood work is going on in my Flat. My Question is 1). Can i claim the damages from the developer from the completion of agreement period as he has not completed the Flat in full shape. 2) Do i need to pay the maintenance charges.

Removal grounds for Society Supervisor

We the office bearers of our society's managing committee are fed up with our society's supervisor who has an upper hand of our builder who unfortunately also is a resident in our building. Whenever we try to take a decision that may go against builder's interest, he tells the builder about our decisions and the builder starts threatening us office bearers. Our society is a single tower comprising of 84 flats,got registered since 2012 but no conveyance. He has fought with almost 50% of the flat owners regarding parking issues, hoarding board money, etc. But even the poilce sits with him even after complaining about him a number of times.

We need to cut his hands by expelling his supervisor. Can you tell on what grounds can we expell him?
