Urban land ceiling

Hello sir/madam, we have a land in Hyderabad which is registered as a housing board society. The extent of the total land is 3100 square yards.we are 10 land owners for this total land..the government authorities have claimed that this land comes under the urban land ceiling act also known as ULC and are demanding us to pay around 50 percent of the total card value. We are in harm's way because of this and unable to sell or develop the same.is this a genuine thing which has to be played? Please help me out with the details. Thanks in advance.

Seller not co-operate for registration of property

Hi

We have purchased the flat in Thane (Mumbai) and have paid the token money INR 51000 in the month of Feb'20 & subsequently on 15th Feb'20 he transfered Rs. 7 Lacs to Seller bank account.
On 6th March'20 we have paid the stamp duty and registration fees to the government and generate the challans. On 9th march we schedule the registration but due to some personal work we cancel the registration and reschedule the same on 14th March which was cancelled by the seller due to his personal reason. and thereafter due to lockdown we could not able to do the registration. From 1st June'20 registration offices are open hence we contacted to seller but he is not ready to come for registration due to fear of corona. Since last 1.5 month we are following up with him for registration but he is not ready to come. He is staying in the same area where registration office is located. (approx 300 mtr from registration office). we have not done MOU & token receipt as well.

Now we want to cancel the deal & we want our money refund with interest if the seller is not ready to complete the deal on or before 14th August.20. Kindly advice.

1) Should we need to sign the MOU?
2) If we need to sign the MOU then what will be the conditions to be mention in MOU.

Non payment of full salary # and other issues

Sir/Madam, I am working as a senior level manager for a company at Bangalore plant, having registered office in Mumbai, Originally I was posted at Chennai at one of their group company in Jan 2014. Every one from Chennai plant left or settled and now only security staffs are avl. I offered to quit in July 2019 and MD asked me to stay and they are having plan to revive the business and planning to start another green filed project. I was transferred to BLR Group company on 1.9.2019.The same day the board passed a resolution and resolved to depute to Chennai plant and once again designated authorized signatory. I had to take care of all activities covering all departments, statutory requirements / audits, Banks, Customer, Supplier, ex employees and all other stakeholders requirements / Queries / Doc / records / court cases / legal issues for last 3-4 years activities and working on few orders on hand and send techno commercial offers to customers / current compliance on time because company is not closed yet and not liquidated. During lock down and unlock period too obtained TNePASS and visited few times to factory and besides visiting others OD, working from home and making work diary and send by email on daily basis.Salary is being paid from BLR plant. During lock down, Apr May and June 20 salary paid was only 50% of Basic and HRA only despite sending attendance with work diary details. EPF was transferred BLR acccount under same UAN but PF statement are not reflecting. Asking details of Group medical insurance policy details but not received.HR is not clear on Gratuity payment or will be carry forward. HR is not responding at all for anything. Pls advise on a) How to get pending salary b) Group mediclaim policy c) Gratuity d)PF.I am ready to quit post COVID 19 Lock down and my notice period is 3 months. Please advise

Trademark agent

I am Advocate Amit, Last month, I asked a query about Trademark agent and experts guide me about TM form to be filled. But i am unable to find the link where i can online fill TM-G form for Trademark agent.

Not processing e-khata transfer

I have visited several times to Shanti pura Panchayat Office comes under Bangalore ,Electronic City to get E-Khata name transfer is done.

Ideally this should have been done in one month of time, but, it is almost 15 days they are not entering the details in the system. I have submitted all the documents to a staff (Sadashiv) . Later I met PDO (James M) and expressed my dilemma and however no further action has taken.

Every time they make one and other excuses.

I have been visitng the panchayat every alternative day and they started telling excuse that server is down since last 15 days and asked me to come another day.

At least they should have entered the details into system by then I am planning to sell my apartment and already taken advance from the buyer. I am not sure what to do next as things are not moving and worried that the apartment selling might be get cancelled .

Please suggest me

About presenting mobile video recording as evidence in court

Hello myself Amit Joshi, I have recorded violation of court on my mobile. Due to High resolution video my mobile memory is fulled. I transferred those mobile videos to my PC (computer). I want to record more video on my mobile. When I will filed that mobile video in court I will copy it to DVD disc from my PC. 1) Can I delete videos on my mobile as I have taken backup of it on on PC ?.
2) Is PC videos are considered as original video recording ?
3) Is original video means "unedited video" as per law ?
I have not edited any videos they are raw videos fully.
My smartphone has not support memory. card

Non payment of maintenance charges

Sir

I would like to know if in an Apartments few residents do not pay monthly maintenance and continue to be in default even after notices. I understand that RWA can not disconnect electricity / water etc.

Can RWA discontinue their services which originate out of maintenance like
Intercom,
opening In gate / Out gate by the security guards (let he himself come out of car and open)
Guards calling such residents when guests arrive.
Not providing power back up etc
Services of electrician and plumber employed by the society
or any other services.

Presumption of death based on section 108 of t evidence act

An agreement has finalised for purchase of 15 cents of land and advance of Rs. 5 lakhs have been made. The property belonged to the late mother. Father had predeceased her. Two sons and two daughters are the legal heirs. Of this, one son went missing more than thirty years ago. In a civil action filed by the son, the Munsiff court has declared the presumption of death of the missing son based on the provisions of Section 108 of the Evidnce Act and has held his share in the property to be partible among the other siblings. Accordingly, the Court has issued the preliminary decree as to the share of the remaining legal heirs. Based on the preliminary decree, the revenue records have been mutated in their names. The agreement is jointly with all of them and the conveyance deed is to be executed by them jointly.

However, the Banks, who have been informally consulted, have expressed their inability to sanction any loan against the property. They are apprehensive that the missing son may return and claim his share. How the Banks and their legal advisors could be convinced of the finality and certainty of the decree? Are there any decided cases?

एक ही शिकायत को चार विभाग को भेजने पर चार जगह पर पड़ताल बाबत

मै एक आर टी आई एक्टिविस्ट हु . मेरे द्वारा जनहित के कार्य की खबरे देश के सबसे बड़े न्यूज़ चैनल जी न्यूज़ पर भी आ चुकी है . मै कई सरकारी विभागों में भ्रष्टाचार का पर्दाफास भी क्र चुका हु लेकिन इस सभ करने के कारण मेरे कई दुश्मन भी बन चुके है . अब वो मेरी शिकायत चार अलग अलग विभागो में क्र चुके है की मै आर टी आई द्वारा उन्हें तंग व परेशान कर रहा हु ,जिसका कोई सबूत उन्होंने पेश नही किया है सिर्फ मेरे द्वारा लगाई गई आर टी आई की कॉपी सिर्फ उन्होंने शिकायत के साथ अटैच की है . मेरी इन्क्वायरी चारो विभागों ने शुरू कर दी है . जिसमे एक मेरा खुद का सरकारी विभाग है क्योकि मै एक अध्यापक हु . एक पुलिस की तरफ से है . एक जिला कलेक्टर का दफ्तर है व एक तहसील दफ्तर है . तो क्या एक ही शिकायत की पड़ताल चार विभागों द्वारा की जा सकती है ? क्या इसके लिए मै अदालत में कोई रेमेडी ले सकता हु ? क्या मै अपनी शिकायतों को क्लब करवा सकता हु ? इस बाबत यदि की अदालत की रूलिंग है तो क्रप्या जरुर बताए , आपके मार्गदर्शन की जरूरत है क्योकि मुझे आपकी साईट से कई बार सहायता मिली है

I am a working manager in a factory, one of the workmen died at his own negligence, for proof, there is a CCTV footage, I went to the police station of jurisdiction to register FIR the police charged me Rs50,000 to log FIR.

1. Is FIR chargeable?
2. What were other alternatives for me when the police refused me to log FIR without paying 50,000?
