My mother wants to name her property a house and shop in my name because my brother can create problems after she dies. I am confused. I dont want the shop in my name right now because I will have to pay tax on rent income which I am not even getting. She will be getting the rent till she is alive. Can you please suggest me a best option right now which makes me inherit her house and shop after she passes away and no contest can happen. I was considering Gift Deed, Will or Co-ownership. Gift Deed again will transfer the property in my name which I dont want right now. Will can be tested and I am not sure about co-ownership. Please advice.

I'm Dr.ameer from Andhra Pradesh.
I have a small quiery .
One of my friend consulted me regarding money.
As per our discussion.
party has 400 square yard land.they need 10 lakhs cash.
What they say is 200 sq yards he gave gift deed to his wife and now they are saying this 200 sq yard they will register this on my name for money with a rate of interest 3 rupees..
So can we give money on gift deed land.
And what are the conditions and legalities I have to follow..

Hi, I have a query as follows...which needs a detailed clarification from you.
We intend to construct a Steel re-rolling mill in 2008 (non-operational now) and approached all concerned departments for necessary approvals. Although receieved all NOC certificates including DTCP/BDO/LPA approval for "Planning permission & Building lincence for Industrial building" after paid all necessary development charges to Local Planning Authority & DTCP (in 2008); the classification of land not been converted, yet.
When we approach DTCP, they said that area comes in non-planning area (Sivaganga Region), which is not in their jurisdiction as they not able to name the Zone as "Industrial". Parallely, we approached Revenue department as well & they also said that they dont have powers to convert as "Industrial" but the local Tahsildar given a Certificate marked that the land is "Dry Land & Not an Agri Land". But the A-Register/Adangal shows only as "Punja Land" where it not solves the issue as the Land Classification in Encumbrance Certificate of TN Land Regn. shows as "Agricultural Land".
Hope you aware that, recently, our Govt passed a G.O. to Change of Land use from Agri to Non-Agri purposes (2017) but it seems for new development. But we already got all development approvals in 2008 itself.
So, I kindly request you to let us know how to change the land use as "Industrial" from "Agri"? Because, none of the "Banker" is not willing to fund Industries, which falls in Agricultural areas.

i have brought a stay order on construction of house of my neighbor, but despite having a stay order they voilated it twice. first time, stay order does not have any direction on police, my neighbours being lawyers from profession took the full advantage of it and started working on odd hours and second time despite having directions on police, they violated it again and the police didn't helped me nor the municipality. now i have approached to court again, but I want to know how can I get demolishing order for work he has done during these violations.

Sir , my grandfather taken money from one person , against that he put his name on my 7/12 document .
My Grandfather repay amount but forgot to delete name from land record .
Now this man put his entire family name on my 7/12.
Can u suggest me , what can I do against that person

my wife was passed away on June 18 without making a will
we have a son. he is minor age 09
my father-in-law's family members are (1 son 2 doughter wife &
self) my in-law has some property which he got from
genration to generation from father to son like.this
property ownership is on the name of father in-law.
1) can i entitle for this ancestral property for my wife
share as there is no will of her.
2) can it possibale that by way of making a will by my
in-law can able to distribute this property only to his son
wife,another doughter and my son to remove me from property
3) how can i secure my wife's share on my name with son.

Mr. Girish a Hindu, inherited ancestral property in Mumbai from his fore fathers in1910 at his birth. He had a only son Chandan in the year 1940 and two daughters (Sindu and Prabha) in 1942 and 1946. They married in the year 1970. Chandan had a only son Naveen in 1969.
Girish died in 1990.
1. Is Naveen also a coparcener?
2. In Coparcenary, are the rights of all coparceners equal? Do they share per capita?
3. What is the % share of each in the year 1989 before the death of Girish?
4. What is the % share of each in the year 1991 after the death of Girish?
