I have enter into an Lease agrement with the tenant and paid proper stamp duty, but i did not registered this agreement, my question is
IS THIS AGREEMENT VALID, BECAUSE I HAVE PAID PROPER STAMP DUTY

Dear Professionals and Experts,
I am a resident of Guntur in Andhra Pradesh, my father executed two gift deeds of one shop of equal area of 57.6 Sq.yds each without any separation and division to two of my elder male children in the year 1986 with life interest separately with a gap of few days at the fag end of the financial year 1985-86. By the time of execution of the Regd. settlement gift my elder son was 9 years and my second son was 5 years being minors myself was shown in the deed as natural guardian and myself aged 30 years. My father aged 66 years by then. My elder son after completion of MCA course at Chennai left to UK and while he was working there he proposed to construct one house at Guntur by obtaining some loans in addition to his savings. He came to India during February and consulted the financial institutions like LIC and Some Banks for raising funds. He executed one General power of attorney in my name on15th February 2006 on Rs100/- non-judicial stamp paper at Guntur to act as lawful attorney in his behalf and on his behalf to do any or all of the following acts deeds and things namely all the movable and immovable properties and their sale, lease and mortgage and to repay loans taken from banks and to open bank accounts and to deal with bank transactions...etc.
My elder son has no movable and immovable properties in his name prior to the execution of the General power of attorney on 15-02-2006, but after the death of my father my elder son and second son has got their right to enjoy the property mentioned above as pet their share value. It is all after my father’s death.
I have not performed any acts mentioned in the GPOA during all these years from 2006 till date
Now my father died on 3rd of February 2013 at the age of 92 years.
My quarry is when does a power of attorney expire?
Is the Power of Attorney executed by my son to me on 15-02-2006 is now valid or not, to act on behalf of my son to collect leases or rents from the above shop.
Whether am I authorized legally to receive lease/rent from the shop tenants by giving a notice enclosing a copy of the gift deed and GPO?
My second son is in India and there is no problem to deal with his share of rent by himself or by obtainbing POA from him.

I am buying a plot in a Co-Op Housing Society (HS) in Pune from the current holder of Share Certificate and Allotment letter. The HS is the absolute owner and leases the plot to its members for 999 years.
My Lawyer and Bank Lawyer say that a Tripartite agreement needs to be created with below details:
a) The HS will be the "First Party"
b Myself as the "Secound Party" AND
c) The current holder of Share Certificate as a CONSENTING PARTY.
The confusion here is that, earlier the HS has executed such deals however they opted for the same Tripartite agreement however the CONSENTING PARTY was the Housing Soceity. My lawyer and bank differs on this regards.
NOTE:: The HS has currently executed Lease Deed with its members. SInce these were the 1st set of members to whom plot was alloted, earlier there was no triparty scenario.
Question is:
1) Who should be the Consenting Party? HS or Current Member who has Shared Certificate?
2) What will the document be called : Willl it be Transfer Deed OR Lease /Transfer Deed?

The name present in my passport is SHAAD SHAKEEL AHMED s/o SHAKEEL AHMED,
but i want to change it to SHAAD SHAKEEL AHMED MANIYAR s/o SHAKEEL AHMED MANIYAR due to my surname MANIYAR being present on all of my marks card and degrees.
please tell me the procedure to rectify this,
I will greatly be thankful to you if i get some information or some contact of someone who can help me in this matter.

Hi, I started a private limited company 2(in Year 2011)years back and plans didnt work at that time and my venture didnt fly. There were no financial transactions in these 2 years and I didnt submit any IT returns in due period.
Now, I do see chances that some work can be started under this company.
Question 1:
Do I need to start any process with Government to see if my company is alive there? Or actions necessary every year to keep company alive in case no work is happening.
I checked on mca.gov.in and I dont have any login details to get into the system
Question 2:
People who had helped me to register my company are not in touch right now, even for my Director info page, their email id is mentioned. How can I replace it with my email id?
I would sincerely appreciate if you can help me to be on right path.

Dear Sirs,
I have entered into an agreement of sale for selling my ancestral agricultural property. I have three married sisters and two married daughters. I want to get a Special Power of Attorney deed so that my sisters and daughters do not have to come to the registrar's office. Is it necessary to get this deed registered. thanks.

Sir,
My passport was made when I was a minor and renewed once when also I was a minor (16 yrs). Now I am 27 and my PP has expired, which I want to get renewed.
My problem is that my DOB in PP is 15 Jan 86, which is my correct DOB and a Birth Certificate was submitted at the time of getting the PP made. But in all my school certificates and 10th std mark-sheet, the DOB is 15 May 86.
Can I get the DOB in my passport changed as per my school records and if yes, how? Will it have any legal implication on me or my parents? Thanks for your kind reply.

Respected Sir/Madam,
I am planning to buy a resale property in Pune. The owners (both husband and wife) are not in India and currently in US. The owner has given the Power of Attorney (POA) to his father in law(FIL) who resides in Pune. On verifying found that the POA does not mention any point that authorizes the FIL to sell the property. I have now asked the FIL to get the new POA. What I have so far understood is that the owners can go to the Consulate and create a POA and send it to India. My queries are
a. Whether is this the right procedure to get the POA
b. Does this POA need to directly come from the Consulate once prepared or the owner in US can send it across to avoid and tempering
c. Once we get the POA here in India, can we register it ? If not will the notarized POA sufficient enough ?
d. Any other important point that I need to take care.
