Gift deed

pls answer to this query I have purchase a flat 1 year before the society is not yet register I want to make a gift deed of the aforesaid flat in the name of my mother she is a housewife

1.Is there any problem to make a gift deed if the society is not register

2.There is a loan on the flat can i make a gift deed will it be legally valid

Name with initials while filling up passport form

I am applying for a passport. I have my name on all documents, 10th, 12th certificate, and Aadhar Card as : J Shine. My name is Shine, while J stands for Jayakumar, which is my father's name. Now, the passport e-form requires me to fill in the Given name (first name) and then the surname in the next line. I am not sure how I should fill in the application, because if I fill in J as my first name, and Shine as my surname, I am afraid, they might issue me a passport with the name as Jayakumar Shine, J Shine, or even reject my application. Please guide me with your knowledge. Thanks in advance.

Mother property registering to son

Hi Sir,

We are 3 brothers. My mother has a house registered on her name which is a self earned property. Now she want to register this property to my elder brother where my younger brother is not agreeing to sign. Myself, my mother and father are ready to sign the papers. But still my elder brother is very much concerned about my younger brother signature on the papers. Please clarify me, Is my younger approval is really required to proceed for registration? Can my younger brother proceed legally on this in future.

Trust deed ragistration

Respected Sir/Madam,

Please explain me the detail procedure of formation of trust and what are the document required for registration of the same.
1. Whether it is compulsory to notarized the Trust Deed or only franking is enough.
2. If Trust Deed is to be notarized then for what amount?
3. Is there any Fees applicable for registration?

Faked signature of boss for obtaining credit card

Hi,

I have faked my boss's signature on a letter pad along with the Co. stamp to get a Credit card issued to me.

But I had written correct details of my profile in that letter pad, but those signatures were fake and the boss was having no idea about that.

One day, suddenly, without any prior information, the credit card department came to the office for verification, and the Admin, guy caught my forgery.

Now please tell me how can I get away from all this.

Validity of a notarised attestation

A document was executed and signed by the parties on 29.8.1996 and was notarised ( i. e. the notary public attested the execution of the document, though the parties did not signed the document before the notary) on 26.4.1998, i.e. after approx. 20 months of execution of the document. Is the notarisation is valid?

Risks in buying panchayaty approved land

Respected Sirs,

I am going to buy a private land near vizag(40km from vizag city).Since i am new to Real Estate i dont have any knowledge in this. Now i want to purchase a land of 700 square yards. the land comes under Panchayati. It is not approved by VUDA. It is agricultural land.
Since the cost is less compared to the VUDA approved lands in locality,I am willing to purchase that. So kindly let me know what are the risks in buying panchayaty lands and also the necessary documents to be verified. If i want to build house in this land after 5 to 7years will i get any problems for residential approvals? The Land is 300 meters from Highway. Kindly guide me in this regard. I am waiting for your replays.Thank you so much for your suggestions.

I am doing law at Chennai. I have to write and submit a suit for partition under muslim law.
