Hi, We have a land with building in chennai which we are planning to sell. It was occupied during my grandparents time(i think its a municipality land), so we dont have proper documents. We have a temperory patta, tax rexeipts, legal heir certificate. When we consulted with the surveyor in our area, he told that we have to prepare a document with registrar. Can anyone please tell me what is this document? Thanks in advance.

My father have purchased a property in 1969 and 1974 on my mother's name. He was doing job at Zilla Parishad,Bharat Forge and then grocery business. My mother sold to my younger brother & his wife in 2008 @ Rs.16 Lakhs. There was no transfer of the consideration and this matter was hidden from myself and my sister for 1 year. In 2009, we understood this from other sources.
My father expired in July, 1998.
The sale agreement was supported with documents which were 12 to 29 years old.
Original purchase deed, 7/12 abstract, IT clearance,are not attached.Property identification is incomplete and vague.
My sister have sued them all asking her share but mother, brother and his wife are avoiding to accept the summons since last 6 months.
Now brother is threatening my sister and her husband but no solid proof with us.
My mother has filed a false complaint against me with the police but I had replied with the facts which state that complaint is false but now the police are not acting against the complainant.I had given reminders, asked information under RTI, but in vain.
My sister does not have proofs of our father doing any job. Mother claims that the entire property was earned by her. She says that she was doing various business before and after marriage, she received money from her father etc but there is not a single paper evidence. She also claims that my father was alcoholic before getting married till his death. There is no medical history, no police cases, absolutely nothing to proove this.
Looking at the incomplete and old documents attached to the sale deed,how shall I ask for cancellation of this sale deed of March, 2008

If a girl name before marriage was "Shanti B K",
After marriage the name is changed with opening a joint account in bank by name "Shanti Raju" and this is used for other documents till date. Now if they want to change the name to "Shanti Rakshitha Raju". Please anybody provide format for affavadit for change of name....

Non-Availability of Birth Certificate to Full Birth Cert
I am looking for a lawyer based in Gujarat who has experience of obtaining a Full Birth Certificate given Non-Availability of Birth Certificate (NABC).
The birth certificate I would like to obtain is for my late mother. She was born in 1940 near Jhagadiya, District Bharuch, Gujarat. She became a Britsh citizen in 1960s and expired in 1991. Her birth was not registered in India and I have no copy of her old Indian passport. The details and documents that I have of hers are: (1) place of birth in Taluka Jhagadiya, District Bharuch (2) School leaving certificate from Bardoli School (3) British passport indicating place of birth India.
I have contacted the municipal office and they can only issue a Non-Availability of Birth Certificate (NABC). However, I am still in the process of obtaining this document.
My questions:
1) Given Non-Availability of Birth Certificate (NABC) can this be converted to Full Birth Certificate ?
2) If possible, could someone recommend a legal expert based in Gujarat to undertake this work on my behalf?
Any advise would be much appreciated.
