Agreement to sell with the property dealer

we made an agreement on Rs.100 stamp paper with the property dealer to sale to the person introduced by him. Further as per agreement the dealer will be only the inter mediator but he will pay the agreed consideration to us. further we will sign the sale deed( as bainama docs) transferring the property to in the name of buyer.
So what is the importance of Rs. 100 stamp paper agreement that is not registered. & what will be the consideration of land in the eyes of law-
mentioned in agreement with the property dealer or mentioned in the sale deed with buyer.
What may be the possible threats because we could not rely on the intentions of the dealer

If the dealer is a party in the agreement then only he have to pay the sale consideration to you, otherwise the agreement stands void.
If the property to be sold is above one lakh rupees, Rs.100/- stamp paper required to execute agreement.
Experts can not gues the possibel threats,without the details of the terms and conditions of the agreement.
