Agreement of sale

Hi,

Want to know, what are the actions available to a buyer, if seller don't want to sell the property, after signing agreement of sale and taking advance amount.

note: agreement of sale, doesn't have the default clause mentioned.

send legal notice to him to refund advance amount.

Full agreement has to be referred, consult local lawyer.

In case sale agreement doesn't consists default clause,even than agreement can be performed by court.
