I purchased a property in 1989 and the builder executed an unregistered agreement of sale.He delivered possession of the property to me at the time of agreement of sale since i paid the entire sale consideration. subsequently i approached the civil court and obtained a decree for specific performance and the builder remained exparte. thereafter due to reasons beyond my control i could not get the decree executed.the decree was passed in 1993. I am in possession of the property since 1989. however no buyer is willing to purchase the property stating that i do not have proper documents. my query is how do i perfect my title. the builder which was a company is dissolved and there is no one available to execute the sale deed. the banks are refusing to give loan to prospective buyers. in these circumstances can i get the agreement of sale validated or is there any other remedy available to me to perfect my title. nobody is objecting for my possession.
