Agreement of an apartment

Hi,

I purchased an apartment recently, most of the approvals have come,but legal verification is pending.

Now my builder is asking to have an agreement with him (20%) and asking me to carry on legal verification parallely also he told if any issues comes legally he will refund 100% amount with interest.This clause he is ready to put on agreement also. What should i do?

Yes, you can put such clause in the agreement for refund of money in case of him not having better title in the property.

If the clause is inserted in the agreement, the request of the builder can be accepted.
