A flat need to be transfered within family at Buyculla, Mumbai area. Landlords manager is asking for 3 lacs lumpsum amount to transfer the said flat. What should be the best option to transfer the property within family so as to less expense can be incurred?

Whatever agreement you do it is not mandatory for landlord to accept, this is the only privilege the landlord has under the Maharashtra rent control act.
The alternative remedy will be to go to the court and seek order of the court for transfer by declaring the person as legal heir of the existing tenant. But it will be long drawn process.
