Hello wise people,
One land owner approached me to sale his agricultural land.I gave token of 1 lac in cash . The seller wrote an agreement and sent it's photo on whatsapp .With his aadhaar card. Also gave a no objection letter photo for newspaper notice. Agreement was on whatsapp, and unregistered I don't have hand written original by him too
But later he dined for completing the contract. What can I do.
A buyer paid a token amount for agricultural land and received an unregistered sale agreement photo via WhatsApp, along with other documents. The seller later denied the agreement. While the WhatsApp agreement itself may be invalid and unenforceable due to being unregistered and not originally signed by both parties, the buyer can potentially file a civil suit for money recovery based on the token payment made.

The sale agreement is invalid and cannot be enforced. The agreement was not signed by both the parties hence it cannot be considered as an evidence too even for filing a money recovery suit. However on the basis of the payment made by bank account, you can file a suit for money recovery through civil court
