can father change a registered will purchased/registered property in his sons name 20 year ago and now unregister a will in others.

Yes, a person can execute as many Will as he wish during his lifetime, but the last one validly executed will prevail. Making registration or not will not make any difference. However, it is always left open to the legatee of the earlier Will to challenge the later Will when the same is put to permission for Probate.

Yes. A will can be changed any no. of times by the testator. It is immaterial whether the Will is registered or not.
