Mutation of share in undivided immovable property

Shares of benifiaries of undivided immovable property have been shared on percentage basis and not been demarcated by metes and bounds.. Query under these circumstances can mutation in the municipal records take place

Until and unless the property is divided by metes and bounds with proper demarcations, you cannot sub divide the property, if subdivision does not takes place mutation cannot be done individually.
The act of dividing something into smaller parts, or one of the parts created by this division. For example, a house can be subdivided into apartments.
Property mutation is the process of transferring the title of a property to a new owner in the records of the local municipal corporation. It's also known as "Dakhil Kharij" in Hindi.
The main difference between subdivision and mutation of property is that subdivision is the process of dividing land into lots, while mutation is the process of updating property records to reflect a change in ownership.
