Minimum agricultural land sell limit

I am having 76 guntha agricultural land in Sinnar Nashik Maharashtra

Out of this 76 Guntha , i have sold 31 guntha and now i have 45 guntha on hand

I want to sell 11 guntha from this remaining land. Can i sell it . As somebody told that we can't sell less than 20 guntha. If we sell less than 20 guntha then buyer name will not be included in 7/12

my query is

1. Can't we sell less than 20 guntha ?
2. If buyer name can't be included in 7/12 if he buys 11 guntha, than what problem he face ? As his name is already there in registrar office, only thing is his name will not be in 7/12. Does this create problem ?

1. No u cant sell less then 20 guntha ( for accurate limit you may cross check, it may vary according to the area/district/state circular)
2.he must be khatedar of maharastra state at first

Sir, I am also having 11.5 guntha AGRI land in Sinnar which I purchased around 2 years back. In this land though it is only 11.5 guntha on 7/12 my name is there.

Will I have problem in selling this land of 11.5 guntha as it is less than 20 guntha ?

Is this rule of minimum limit of 20 guntha, newly came ?

and for the 11.5 guntha land you have purchased- it depends on conditions applied/metnioned to the concerned land while allotting it.
