How to bifurcate a property

I have a property whic I am using for residential purpose for the last 30 years. Now it has become amain road, and the Common Development Plan allows me to use the property for commercial purpose.

What is the procedure to bifurcate the property if I want to retain a small portion for residential use and the rest for commercial use.

Is Declartaion of the intent sufficient.

The matter pertains to Karnataka, and Bangalore in particular.

sir, its just an opinion i am putting forth here:
since the dev authority must have declared the extent of the portion to be commercial so take your opinion on that ground.
You dont need to intimate any authority that you are using your such part of property as a commercial one or so.
if the appropiate authoriy finds that you are using any property unlawfully, they will issue proper notice in that regard to place your stand in front of them.
