Hello sir/madam i have purchased a flat at thanisandra main road, bangalore. The total flats in the apartment is 80 and nearly 60 flats have already been sold & nearly 30 are occupied till date. Now that builder is claiming to have begun his 1 year maintenance, we are planning to form an association so that both builder & we are associated in proper completion of pending works and also proper handingover of all relevant documents.
Now since one of our friends was suggesting, we are in a dilemma as whether to form a RESIDENT'S WELFARE ASSOCIATION OR OWNERS ASSOCIATION, its implications on the association, owners etc. Can u pl guide or help in this regarding the pros & cons of forming RWA or O.A pl.

You need to form Apartment Owners' Welfare Association and get it registered. Residents' Welfare Association is not a good choice.
