Name in the mutation document

Dear Experts,

My name is Priya Kumar. I am married and living with my husband and three kids in New Delhi. My father had purchased a freehold house long time back. He passed away way back in the year 1992 and I have my brother and two sisters and my mother. My brother lives in the same house with his family and my mother. I am looking forward to ask for my share in my father's property and want to know how to go about it. I have the copy of the mutation documents which I obtained from MCD office in Rohini. It clearly states that the mutation is in the name of my mother, my brother and myself. My other two sisters' names have not been mentioned in that document. I also came to know that my sisters had already given it in writing that they don't want any share from the above mentioned property.

Please advise if I can claim my share. I am not in good terms with my brother and I dont want to speak to him regarding this.

Mere mutation in the records of Municipality does not establish any title.
If your father at the time of his death did not leave any Will then you are equal share holders in the said property alonf with your mother and siblings.
To enforce your right you have to file a suit for partition.
