WILL DEED OR GIFT DEED

Dear Expert's
I have a quarry. I want to know which is suitable for registration?
I am only son to my parents. They are no more today. My parents left me 50 yards house which is registed on my mother name and mentioned my name also in the will deed in 2001. Now I want registration on my name from and I wish to mention my wife and 2 minor sons. Which is correct, Gift Deed or Will Deed.

First of all get the WILL executed and transfer the house on your name as per WILL.
Once you attain the rights equal to that of owner you can do whatever you like: Gift/sell etc.....

Get the House transferred in your name first on the basis of will and proceed afterwards.

As suggested by experts, first of all act on the Will by mutating the revenue records on your name and then think about next course.
