Vacating tenant

Respected sirs.,
I writing this from Tamilnadu state- I have own house and it's rented for the past 5 years. I have decided to sell the house wherein the tenant willing to buy it.
Then we made agreement in Nov-2011 initially by collecting 20% of the sale amount by cash with the period of 2 months for final settlement. Then that period tenant could'nt able to settle the same. Again he came to us then we made another agreement in May-2012 stating with 30 days time- Again the same was not fultilled also in that agreement we have clearly mention that no interest will be payable also the amount of advance will be refunded after arranging new party. I have also obtained 3 cheques from the tenant for depositing wherein the same was not deposited due to non deposit of cash in tenant account. Now tenant is not in contact with us (i am living 150 kms away from house located place) now my queries are- also kindly note that the agreements were made is not registered it's in between us.
1. If i arrange some outsider to see house if the tenant is restricts what i take further step
2. Since there is no communication how could i intimate to tenant for further course of action.
3. What can i do with cheques(amouted Rs.1.40 lacs- without date)

you send a legal notice to vacate the premises, and explain the time bare of agreement along with the cheques what he given for the property ,and mention the non deposit of money in the bank account.

Send legal notice.
Then if they don't vacate themselves, you would need to file the case for eviction.
