can the owner sold this land

Owner has all rights to sell his land. You (your grandfather) has only leasehold rights which are terminable depending upon the term of the lease or the terms of the lease deed.

I suggest you to approach the new owner and seek lease rights to be granted in your favour.

The landlord can not sell the leasehold land during the subsistence of lease.
So if the lease has not expired in the meantime then you have a chance otherwise no.
