precautions while purchasing house

i want to purchase a house. the person who is selling to me purchased it in 2004.

can you please tell me when from i have to ask the link doucments. means how many years of link documents is necessary for us. is 10 years sufficient

what are the other things which i have to ask that person.

Please verify the veracity and genuineness of the previous original document on the basis of which your seller has purchased the property.
Also verify the original document of 2004 being made available by your seller.
Further more, ask for the Encumbrance Certificate from the Registrar's office for not less than 13 years.
Before finalising the deal, better consult a local lawyer and get the documents properly vetted.
