sale of propperty any problem

i am going to sell my property which i get it from my mother after paying the money for the land and the stamp duty and my mother got it from, her mother through gift deed and it wwas registered, and my property was also registered to my name and at that my mothers one of the brother didnot signed in it and he was not here i974 at the time my mother got the property registered as gift deed from her mother and her brother got the share as gift deed from mother and he sell out it and now fter 36 yrs iamgoing to sell out the property and buyer will have any problem in future that my mother brother will can suit a case for his share after he got it from his mother, and my mother brother is 83 yrs old whehter he can opt a share in it, and the buyer will have any problem in future, and what are sec used for enforce it in court
