How to Vacate Pawn broker shop

Dear Sir,
I have given a shop for rent to a Pawn broker for a period of 11 months. Now we asked him to vacate and 3 months advance notice also given. But he is refusing to vacate and talking some rules about pawn broker shop. As per agreement our side is strong. But he is trying to threaten us by rules. Is it true, is there any rules to vacate?? Pl help me in sort this issue.

YOU MAY ISSUE A LEGAL NOTICE TO THE OTHER SIDE AND MENTION ALL FACTS AND LEAVE AND LICENCE AGREEMENT TERMS AND NOTICE ALREADY GIVEN.
1IN CASE YOU HAVE ALREADY GIVEN PROPER LEGAL NOTICE THEN FILE A SUIT FOR EVICTION IN THE LOCAL COURTS AND DEMAND THE POSSESSION OF THE PROPERTY.
NOTICE WILL BE ISSUED TO THE OTHER SIDE AND HE HAS TO FILE HIS SAY.
UPON HEARING BOTHE THE SIDES COURT WILL DECIDE THE MATTER.
YOU HAVE A GOOD CASE HENCE DO NOT GET CONFUSED AND FOLLOW THE INSTRUCTIONS.
