Can any body sale his land directly after having given POA to some body for selling the same land?

Would the Ld. Experts kindly opine on the following?

Can any body sale a piece of land directly to some body in spite of his given POA to some other person? Both the owner & the POA holder stays at Kolkata & the POA is not revoked.

The question comes because it appears that the land owners relatives got the land sold with forged signature of the land owner when he was in death bed.
Apart from challenging the authenticity of the signature of the land owner, now deceased, can his right to sale directly with out revoking the POA be questioned?

One Sr. Advocate of Kolkata said, Yes he can also sale directly. If it is so, then what will happen if both the POA holder & the Owner of the land sale the same property at the same time?

The principal can always act even if the agency still exists.
