Gift deed of a vacant site

I purchased a site at bangalore in 1996 from X through registered sale deed. X got the ownership from registered gift deed from Y in 1980. Y was the registered GPA holder from the landlord in 1980 (1.5 months before the subsequent gift deed).
The original GPA states that GPA holder can sell the property and file affidavits.It does not state that gift deed can be executed or any other clause which mentions that handover be done in any other means as desired.
GPA was signed by landlord and his son (both expired few years after gift deed).

Can the grandson of the landlord file a litigation against us? If he does so, is it easy for him to claim the ownership of the site legally? (The property is in our possesion since 1996 and obtained Khata and paid all taxes)
If I proceed to construct a house, can Grandson of the landlord file a suit and stop the construction?
Is it suggested to sell the land?

as per transfer of property act, who ever using more than 12 year with knowingly land with out any disturbing the de facto complainant having rights to use, so you have paid tax and still date so dont bother about you.
