Dear Experts,
I want to know whether Commercial complex having Basement, Ground and I st to 3rd Floors are covered by the Karnataka Apartment ownership Act 1972.
If no, How to determine the undivided interest in the land for sale ? what is record / document to be made for the purpose of determingin the undivided interest.
whether the said act is applicable exclusively / only to residential apartments

If the owners does not declared as prescribed under Apartment Ownership Act, such building does not falls under Karnataka Apartment Ownership Act.
How did you consider that such building is commercial complex?
Did you got any specfic permissions from municipal corporations for commercial purpose. Please check the master plan your problem may be resolved?
Title documents or joint development agreements may having the uds, so there is no need other documents.
It is advisable to get title report from experts before you investing in the such deal
