Correction in conveyance deed

Our society was reg in 1982 (mumbai) & our builder had conveyed the land in society's name in 1983, subject to 2 flat owners (of size more than 650 sqft) paying the stamp duty. There was a huge delay in paying the stamp duty & the process was completed last year. After lots of running around for more than a year, we finally managed to get the conveyance deed registered in society's name. We have also got Index II. However, there is a problem. The conveyance deed mentions the plot size to be 673 sqmtr, whereas the property card (since 1971 till date)mentions 760 sqmtr. Even the BMC plan mentions 760 sqmtr & all the construction permission is based on 760 sqmtr. For the above reason we have not yet approached the tehsildar's office for getting the property card in our name. We would like to have an expert advise on how to go about doing the rectifications in our old conveyance deed. Also, will we have to approach our builder (who is very much alive & kicking in our own vicinity) for his sign or has it become time bar & we can directly approach the registrar for the amendments. As the matter is very urgent, we request a fast response. Thank you.

u have to contect registar of your area because this fault is from starting and this is not ur fault he will give u right guidence accordingly
