Ag of sale with power of attorney

I am selling my house @ Hyderabad to an NRI, married lady in US. She is giving "power of Attorney" to her father in Hyderabad.
My questions are 1) With recent change per sup court, what precautions I need to take as it INVOLVES power of attorney? 2) Is there a format for agrrement of sale for such a transaction? 3)Is it advisable to avoid power of attorney?

POA allowed
Sale deed shd be prepare by Local Sr. Advocates.
Consult Lawyer & let Lawyer handle property transaction ./ registration,
Also consult CA. for I Tax relief

Yes if possible the title deed should always be executed by the vendor so he may not dispute the POA later on.
The POA is alright,only make sure that the same is duly notarised and certified by the Indian Consulate at USA.
The it has to be 'Adjudicated' by the local administration.
For format you have to engage an advocate to do this job.

The authenticity of seller is important so is his POA, if any.

In the given case, buyer is to see whether seller is proper person or not. You should be least bothered about the POA of buyer. POA authenticated by Indian High Commission/Embassy/Consulate USA issued in the name of father of buyer should be duly got registered by him before Registrar and accordingly should be produced at the time of registration of sale-deed.

Yes!The Author is vendor.

He is saying his purchaser is a lady residing in US is buying through a POA who is her father.

AS a vendor you need not worry about their POA.

That is concern of the purchaser to take care of.However her POA should be attested in US by indian Embassy/Consulate and then
it should be presented for registration in the sub registrar office by her father where the sale deed shall be registered.
