Purchase a room

I have own flat in my apartment, one of my neighbor have a flat in my same apartment, he have single bed room flat in ground floor and single roam with attached bath room in first floor which is adjacent (Common wall) our flat. Now they plan to sell that single room (Not UDS) which is our adjacent room. What are the documents i have to ask and verify before purchase.
