Unnoterirsed agreement of mortgaged of house

Sir,
I am a central Gov. Employee. I did agreement of two room, with kitchen let bath separate on non judicial stamp with 100 Rs/-. On this agreement only two person have signed one is Lady who is widow of house owner and another is mine.It is un-noterised and without witness signed. This transaction has been in cash. Mortgage amount is 1,50,000/- among this i have paid already 100000/- in cash with two part and i have only two receipt, on 1 Rs. revenue stamp(60000 + 40000), and another is left. One thing I want to touch in your mind that this house has only stamp paper as a property document and it is only Panchayati patta. so presently what i have to do? Is this house can take as mortgage? what if my paid amount is not return to me and they denied to return if i have do not interested to mortgage this house? This mortgage agreement did for 03 years. What agreement u had been with the landowner? how much cost for that house while u made agreement, more over according to ur statement that is individual house or flat, that widow lady is the original owner of that premises, if then how many children she has?
Where are the original parent’s documents? if any legal heirs for her,
As simple as sale agreement is only the first stage of sale deed.
Without sale deed the matter of transaction is incomplete.
so u have to register it at ur earliest for escaping all legal problem

she has a two son and one daughter. One son is married he has one baby child (minor) another is unmarried. Daughter marriage life going on break. In this house they are residing as joint family. She has original parent’s documents.
