Land acquisition reg

I bought a land property in Coimbatore in the year 2005, after verifying EC. Patta also transferred to my name after the purchase. But,recently when I tried to sell my land, I get news that Tamilnadu state Housing Board was already acquired the land by depositing the amount in the court.
I came to know that TNHB long back sent acquisition notice to the previous land owner before I bought the land and the land owner sold the land to me, hiding this fact. Last week, when I enquired with TNHB office with the SF No, they said the land was already acquired by TNHB.On hearing this information, three days before I applied for EC from register office and patta copy from Taluk office. Both the documents show the land is in my name. Please help how to ascertain whether the land is acquired by TNHB or in my name. If the land is acquired by TNHB, what next I have to do?

If the land was acquired by TNHB, then you have to verify the Sale Deed in your hands. Find out whether there is any clause whereby you have been indemnified by the seller in case of defect in his title. If there is such a clause, then you have to file a suit for recovery of money from him.

Sir, in the sale deed, the seller assured that there was no encumbrance on the property and also agreed to clear such problems by their own money, if arised. But, it is difficult to locate the current address of the seller. I tried to locate him but failed.
But, please make me clear sir, can latest patta and EC document show ownership on my name while the land is acquired by TNHB?
How to confirm this?

Your property is attended with problem.
Having said that, TNHB cannot immediately get you out of the property without due process of law. It will take years. You have done your due diligence by obtaining the necessary E.C. But the matter will be decided only by the Court of law.
